It&#8217;s a reasonable assumption. Higher rates mean higher repayments, tighter borrowing power, and cautious buyers. In most markets, at most times, that logic holds.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>Queensland in 2026 is not most markets.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>The Reserve Bank of Australia lifted the cash rate in both February and March this year, reversing the cuts that came through 2025. It was the kind of move that traditionally prompts buyers to pause, reassess, and pull back. Instead, something different happened. Buyer demand across Southeast Queensland held firm. Then it accelerated.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>Brisbane dwelling values rose 1.7 per cent in February and 1.8 per cent in March \u2014 a quarterly surge of 5.1 per cent that added roughly $54,000 to the median dwelling value in a single quarter. The Brisbane median has now crossed $1,080,000, an all-time high. Homes are selling within a week of the first open home. Buyers are making unconditional offers. The depth of the buyer pool hasn&#8217;t thinned \u2014 it&#8217;s deepened.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>The reason is structural, not sentimental. Queensland&#8217;s property market isn&#8217;t running on optimism. It&#8217;s running on a genuine mismatch between the number of people who want to buy and the number of homes available. Population growth, interstate migration, and near-record low vacancy rates have created a level of demand that rate movements alone can&#8217;t easily reverse. When supply is this constrained, buyers don&#8217;t have the luxury of waiting for perfect conditions. They compete.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>For sellers, this changes the calculus entirely. The usual hesitation \u2014 &#8220;I&#8217;ll wait until rates come down&#8221; \u2014 assumes that buyers are waiting too. They&#8217;re not. The buyers active in this market right now are motivated, pre-approved, and moving quickly. They&#8217;re not holding out for a better rate environment. They&#8217;re holding out for the right property.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>That&#8217;s a meaningful distinction. It means the market&#8217;s momentum isn&#8217;t dependent on rate relief that may or may not come this year. It&#8217;s being driven by factors that are unlikely to change quickly \u2014 population growth, housing undersupply, and strong employment across Southeast Queensland. Those conditions don&#8217;t reverse overnight.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>What this market rewards is sellers who understand that waiting for the &#8220;perfect&#8221; time is its own risk. The buyers who would have purchased your home six months from now are buying today. At today&#8217;s prices. With today&#8217;s urgency. If your property isn&#8217;t on the market, those buyers move on to the next available option.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>Conditions like these are not permanent. Supply will gradually respond. Buyer urgency will ease. But right now, the data is clear \u2014 rising rates haven&#8217;t slowed Queensland down. And sellers who recognise that are the ones walking away with results that reflect it.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>If you&#8217;re considering a sale in 2026, the conversation worth having is not whether the market is right. It clearly is.
